Downtown & City (D1, D2, D6, D7)
District 1 — Raffles Place, Marina Bay, Cecil. Pure city living: high-floor views, walk-to-work convenience and a tenant pool of finance professionals. Stock is almost entirely 99-year and priced at a level that demands a clear rental or lifestyle rationale.
Notable condos: The Sail @ Marina Bay, Marina One Residences, Marina Bay Residences, One Shenton, V on Shenton, The Clift.
District 2 — Tanjong Pagar, Anson. The CBD's residential corner, transformed by the Tanjong Pagar Centre era, with shophouse-adjacent character in Duxton and Craig Road.
Notable condos: Wallich Residence, Altez, Skysuites @ Anson, Icon, Sky Everton, The Lumiere.
District 6 — City Hall, Clarke Quay. Tiny residential supply wedged into the civic district; what exists trades on scarcity and river or Padang views.
Notable condos: Canninghill Piers, Eden Residences Capitol.
District 7 — Bugis, Beach Road, Middle Road. A dense cluster of newer mixed-use towers with excellent rail connectivity; small-format units here are rental machines.
Notable condos: DUO Residences, Midtown Modern, Midtown Bay, The M, Concourse Skyline, City Gate.
Prime Central (D9, D10, D11) — and D4's Waterfront
District 9 — Orchard, River Valley, Cairnhill. The most internationally recognised address in Singapore, from skyline mega-projects to quiet boutique freeholds off Mount Sophia — a contrast I've written up in Big Condo or Boutique?
Notable condos: Martin Modern, Irwell Hill Residences, Kopar at Newton, The Avenir (freehold), Cairnhill 16 (freehold), The Atelier (freehold), RV Altitude (freehold), 8 Saint Thomas (freehold), Sophia Hills, New Futura (freehold).
District 10 — Tanglin, Holland, Bukit Timah, Ardmore. Embassy belt, Good Class Bungalow country and the island's deepest freehold condo stock, underpinned by school demand.
Notable condos: Ardmore Park, d'Leedon, Leedon Green, Leedon Residence, Fourth Avenue Residences, One Holland Village Residences, Van Holland.
District 11 — Newton, Novena, Thomson. Prime with a practical streak: the Novena medical hub anchors both rental demand and owner-occupier appeal.
Notable condos: Pullman Residences, Neu at Novena, Soleil @ Sinaran, Amaryllis Ville, The Lincoln Residences.
District 4 — HarbourFront, Telok Blangah, Sentosa. Hillside sea-view condos on the mainland slope, plus Sentosa Cove — the one enclave where foreigners can more readily buy landed.
Notable condos: Reflections at Keppel Bay, Caribbean at Keppel Bay, Corals at Keppel Bay, Skyline Residences, The Reef at King's Dock; on Sentosa — Seascape, Turquoise, Cape Royale.
City Fringe South & West (D3, D5, D8)
District 3 — Tiong Bahru, Queenstown, Alexandra. Heritage low-rise charm beside some of the island's most successful new launches, with Queenstown's renewal delivering fresh supply.
Notable condos: Principal Garden, Stirling Residences, Commonwealth Towers, Queens, Echelon, Artra, Highline Residences, Avenue South Residence.
District 5 — Clementi, Dover, Pasir Panjang, West Coast. The university-and-research belt: NUS and one-north generate rental demand that outlasts any single cycle.
Notable condos: The Clement Canopy, Clavon, Whistler Grand, Parc Riviera, Normanton Park, Kent Ridge Hill Residences, One-North Residences.
District 8 — Little India, Farrer Park. Compact, characterful and extremely well connected, with some of the lowest entry prices for city-fringe living.
Notable condos: City Square Residences, Citylights, Piccadilly Grand, Sturdee Residences, Kerrisdale, Uptown @ Farrer.
City Fringe North & East (D12, D13, D14, D15)
District 12 — Balestier, Toa Payoh, Whampoa. A value RCR district with a long freehold tradition along Balestier Road and the Kallang riverside as its most exciting pocket — the setting for my piece on whether waterfront living holds its value.
Notable condos: Gem Residences, Trellis Towers, Oleander Towers, Eight Riversuites, Jui Residences.
District 13 — Potong Pasir, Macpherson, Braddell. Long overlooked, now lifted by the Bidadari estate and strong rail links; entry prices still trail its connectivity.
Notable condos: The Poiz Residences, Park Colonial, The Woodleigh Residences, Bartley Residences, Botanique at Bartley, Sant Ritz.
District 14 — Geylang, Eunos, Paya Lebar. The best food in Singapore and, around the Paya Lebar hub, a genuine live-work-play centre; plentiful, affordable freehold stock (buy with an agent who knows the streets — financing quirks apply in parts of Geylang proper).
Notable condos: Sims Urban Oasis, Park Place Residences at PLQ, Dakota Residences, Waterbank at Dakota, The Waterina.
District 15 — Katong, Marine Parade, Tanjong Rhu, Amber. The classic east coast lifestyle district, permanently upgraded by the Thomson–East Coast Line.
Notable condos: Amber Park, Meyer Mansion, The Seafront on Meyer, Tembusu Grand, Silversea, One Amber, The Esta, Costa Rhu, Pebble Bay.
The East (D16, D17, D18)
District 16 — Bedok, Siglap, Upper East Coast. Family territory: mature amenities, respected schools and a broad spread of condos along the Bayshore–Bedok corridor.
Notable condos: Bayshore Park, The Bayshore, Costa Del Sol, The Glades, Grandeur Park Residences, Urban Vista.
District 17 — Changi, Loyang, Flora. Quiet, green and priced accordingly; aviation-sector tenants and space-seekers are the natural fit.
Notable condos: Ferraria Park, Estella Gardens, The Inflora, The Jovell, Parc Komo.
District 18 — Tampines, Pasir Ris, Simei. A self-sufficient regional centre — many residents rarely need the CBD at all.
Notable condos: Treasure at Tampines, The Tapestry, Coco Palms, D'Nest, Q Bay Residences, The Alps Residences, Eastpoint Green.
The North-East (D19, D20, D28)
District 19 — Serangoon, Hougang, Sengkang, Punggol. The island's biggest supply story of the past decade and a first-choice district for young families; Punggol's digital district adds a long-term employment anchor.
Notable condos: Kovan Melody, Kovan Residences, Compass Heights, Riverfront Residences, Affinity at Serangoon, The Garden Residences, Watertown, A Treasure Trove.
District 20 — Bishan, Ang Mo Kio, Upper Thomson. School-belt demand made real estate: Bishan commands heartland-leading prices.
Notable condos: Sky Habitat, Sky Vue, JadeScape, Clover by the Park, The Panorama, AMO Residence.
District 28 — Seletar, Yio Chu Kang. Low-rise, leafy and landed-heavy, with the aerospace park as a quiet employment anchor.
Notable condos: High Park Residences, H2O Residences, The Greenwich, Seletar Park Residence, The Topiary (EC).
Central-West & the Bukit Timah Rim (D21, D23)
District 21 — Upper Bukit Timah, Clementi Park, Ulu Pandan. Green, established and school-driven, with the Downtown Line having solved its old accessibility complaint.
Notable condos: Maplewoods, The Cascadia, Signature Park, Daintree Residence, Forett at Bukit Timah, Pandan Valley, Pine Grove.
District 23 — Bukit Panjang, Choa Chu Kang, Bukit Batok, Hillview. Honest value with improving transport; Hillview is its quietly premium pocket, and the EC route is strong here — see my worked example on EC eligibility.
Notable condos: The Hillier, Hillion Residences, Kingsford Hillview Peak, Midwood, Eco Sanctuary, The Tennery, Tree House.
The West (D22, D24)
District 22 — Jurong East, Lakeside, Boon Lay. The Jurong Lake District is the largest commercial development outside the CBD; buy near the interchange and be patient.
Notable condos: J Gateway, Lake Grande, Lakeville, The Lakefront Residences, Caspian, Parc Vista.
District 24 — Lim Chu Kang, Tengah fringe. Predominantly agricultural and military land with minimal private condo stock — relevant mainly to buyers tracking the Tengah new town's spillover.
The North (D25, D26, D27)
District 25 — Woodlands, Admiralty, Kranji. The RTS Link to Johor Bahru and the Woodlands Regional Centre are twin catalysts worth taking seriously; ECs here have offered some of the market's best value — my comparison piece uses a Woodlands EC as its worked example.
Notable condos: Casablanca, Rosewood, Woodhaven, Parc Rosewood, Woodsvale (EC), Northoaks (EC).
District 26 — Upper Thomson, Springleaf, Lentor. Nature-reserve living, with the new Lentor precinct reshaping what was once a car-dependent pocket.
Notable condos: Lentor Modern, Lentor Hills Residences, Hillock Green, Meadows @ Peirce, Thomson Grove.
District 27 — Yishun, Sembawang. Value-led family territory with maturing amenities and waterfront parkland at Sembawang.
Notable condos: North Park Residences, Symphony Suites, The Wisteria, Canberra Residences, The Nautical, Skypark Residences (EC), The Brownstone (EC).
